FUN FACT
November’s full moon is often referred to as the Beaver Moon because this is the time when beavers finish preparations for winter and retreat to their lodges. During the fur trade in North America, it was also the season to trap beavers for their thick, winter ready pelts. The full moon in November is also called the Deer Rutting Moon or the Frost Moon. For decades, The Farmers’ Almanac has referenced the monthly full moons with names tied to early Native American, Colonial American, and European Folklore.
REMINDERS
There will be a Board of Directors Informational Meeting on Tuesday, November 21st at 7:00 pm at the Rec Center. We look forward to seeing you all there!
Many of our residents enjoy walking throughout our community. Please keep yourself safe by wearing reflective clothing after dark. Drivers please be extra careful when traveling through the community and remember the speed limit is 20 miles per hour.
People who drive scooters in the community must obey all the same traffic laws as any other motor vehicle. Please obey the speed limit, stop at the stop signs and keep yourself safe by wearing a helmet.
Jubilee commemorative water bottles are still available in the office.
WHAT’S ON YOUR MIND?
I have not received any questions from the community yet but I have heard people talking and questioning the approval process of the Architectural Committee so I will summarize it here.
Before a homeowner begins any exterior work on their home, they are required to submit a permit application to the Architectural Committee. This is the case whether the homeowner is hiring a contractor or doing the work themselves. Once all the requirements of the application are met, the Architectural Committee will determine whether the scope of work is within LKA guidelines. If the application is denied, the homeowner can revise the scope of work and resubmit the application. In some cases, approval from the Town of Brookhaven will also be required. Work can only begin once all necessary approvals are in place.
Upon completion of the work, the homeowner is required to contact the Architectural Committee, who will then do an inspection to ensure that the work that was done conforms to the permit that was issued. If the work does not conform to the permit application, a $300.00 fine will be incurred, and the homeowner has 60 days to restore the residence to its original condition. This fine would also be applicable to any exterior work done without a permit.
If any violations are not corrected by the homeowner, the Board of Directors may take action under Article X, Section 2, page 10 of the Declaration of Covenants, which essentially gives the Board of Directors the right to enter the property, restore the property to its original condition and charge the homeowner for any expense incurred in doing so. Every effort should be made to avoid getting to this point.
The Architectural Committee works very hard to close all permits in a timely manner and avoid escalation for non-conformity, but they need your help. It is important that you contact the Architectural Committee once the work is complete so an inspection can be done, any issued can be cleared up quickly, and a permit can be closed and filed.
BOARD OF DIRECTORS
PSEG work continues in the community and Director Macri is working to ensure that the roads are patched, and potholes are filled. We realize that, although necessary, this work is an inconvenience for residents, and we thank you for your patience.
The Board of Directors has partnered with both the American Legion and the American Legion Women’s Auxiliary to host events in the community.
Several board members attended a Tri-Community meeting with Leisure Village and The Glen. This is something that we have been doing on a quarterly basis and it is a forum to share best practices and, whenever possible, to share resources in order to reduce expenses.
